Short Sale Nation is a new non-profit organization based in Washington State. Its directors have been involved in short sales since 2005, engaging in many successful short sales and pre-foreclosure transactions. As a non-profit, Short Sale Nation is now providing complimentary information and resources to help homeowners and real estate agents do their own short sales. With the number of mortgage defaults now reaching 30% nationwide, the need to assist homeowners of distressed properties has become a national crisis that has affected everyone in this country and the world. The number of properties that have mortgage balances that exceed the property’s value ("upside down", "negative equity" or "under water") continues to increase. The colossal imbalance of non-performing debt to value that our lending institutions have in their portfolios is contributing to the weakening of both our banking infrastructure and the overall economy in this country. And although relief is promised for some people through loan modifications, that does not change the "under water" condition of properties being sold with negative equity.
Short Sale Nation assists homeowners in equalizing the relationship between their home’s value and the debt against it as the property is sold. As a non-profit, Short Sale Nation is motivated by the success of its members, without any expectation of financial gain from them. Short Sale Nation is structured to assist large numbers of homeowners across the country simultaneously, and with great attention toward their best interests.
Our mission is to provide the tools and information homeowners and their real estate agents need to facilitate their own short sale on their over mortgaged property. We want to help right the disproportionately upside down real estate market in America. This is a no cost membership organization, funded by sponsorships and donations. Also, when Short Sale Nation refers a client who does not have a real estate agent to a real estate agent in our directory, there may be a small referral percentage of the real estate commissions asked to be paid to Short Sale Nation by the lenders. It is our mission to become the hub of short sale self service and the lender accountability source. By holding lenders accountable for how they treat their customers in distress, the call is made for better business practices in the banking industry.

Mr. Burns is a licensed real estate agent in the State of Washington with The Cascade Team. Mr. Burns has been involved in pre-foreclosures for five years, focusing primarily on short sales. During this time, he has negotiated scores of short sales on behalf of distressed homeowners, resulting in approximately $5 million in discounts on mortgage payoffs. It was during the course of these short sales that Mr. Burns realized the process should be automated and in a format that makes it easy for homeowners and real estate agents to facilitate their own short sales. Mr. Burns has been the president of Estate Rescue, LLC as a for profit company and a member of the Better Business Bureau. Mr. Burns has PHP (Professional Housing Provider) accreditation for excellence and integrity in real estate. Mr. Burns volunteers and contributes to Help for Hard Times, a nonprofit that assists victims of floods.
